Rogers has the most varied housing stock in NWA.

The historic core of Rogers around Walnut Street has homes that go back to the early 1900s. The 1980s and 90s subdivisions south and east of downtown are now hitting 30+ years on their original roofs (or first replacement). Pinnacle Hills and the newer developments toward the west are mostly under 15 years old. We work in all three eras.

The mid-century neighborhoods especially have been good clients for us. Most of these homes are on roofs 20-25 years old, the original architecture didn't anticipate the energy efficiency standards of today, and the homeowners are starting to think about ventilation, insulation, and material upgrades alongside the replacement.

Common Challenges

Three patterns we see across Rogers.

Aging subdivisions. The 1980s and 90s subdivisions south of Walnut and east of I-49 are full of homes hitting end-of-life on their original roofs. Even the second-generation roofs (replaced in the early 2000s) are now 20+ years old. We see a lot of straightforward replacement work in these areas.

Sun exposure. South-facing roof slopes wear faster than north-facing slopes. In Rogers' rolling terrain, you sometimes see roofs where one half has 5+ years of useful life left and the other half is shot. We don't replace just one slope (that creates flashing problems and warranty headaches), but we account for it in the inspection report.

Lake-adjacent humidity. Properties near Beaver Lake and Lake Atalanta have more humidity reaching the roof deck and attic. Without proper ventilation, this shortens roof life noticeably. We assess attic ventilation as part of every inspection.
